Your ‘Plan A’ action in the legal process: FREE
Contact your tenant and try to resolve the issue between you. Evicting them should be looked on as the last resort. (see “avoiding a tenant eviction” here). Empty rental properties don’t pay the mortgage and are becoming ever more expensive to own.
Your ‘Plan B’ action in the legal process: FREE

If your ‘Plan A’ action did not achieve acceptable results then it’s time to ask me to prepare an official Notice to your tenant(s). I can either arrange for it to be served or send it to you for serving. There are basically 2 types of Notice dependant upon the circumstances. (see full explanation here).
Sometimes it is prudent to issue both types of Notice at the same time and this I can do for you.

In most cases, a Notice tends to concentrate the mind of an errant tenant. However, if it doesn’t then your only recourse is to obtain a repossession order from the courts. I will already have discussed the legal prerequisites with you before I produced a Notice. (see tenancy document prerequisites checklist here)
I can prepare the paperwork you need to submit to the court, including a covering letter. If you wish me to accompany you to court I can do so for an additional fee. Courts appearances can be a daunting and stressful experience for the uninitiated.
I can’t guarantee a favourable result as this is solely in the hands of the judge. However, I can help you to provide what the court needs in the way it wants it.
Your ‘Plan E’ action in the legal process: £current bailiff fees plus court fees
Once a judgement in court has been made most tenants move out on the date ordered. In a few cases, however, they ignore the order. In this instance, you will need to ask the court bailiffs to attend with you for the actual eviction. I can complete and submit this request to the bailiff’s office on your behalf.
